Property Management - Flud
Property & Facility Management

The 2am call you
never have to take.

Water does not wait for business hours, and it does not call you first - the tenant does. Flud watches every building in your portfolio and, where a valve is installed, shuts the supply before anyone has to pick up the phone.

What changes on a Tuesday night

  • Without monitoring A supply line lets go on the fourth floor at 11pm. You find out at 6am, from the unit below.
  • With monitoring The sensor catches it in the first minutes and the valve closes on its own.
  • Your morning One notification, one contained unit, and a contractor booked instead of a restoration crew.
  • The owner's version A line in the monthly report, not a special assessment.

What the platform gives a manager

You are judged on what does not happen. Flud gives you the evidence that it did not.

The whole portfolio on one screen

Every client, every property, every device, sorted by what actually needs attention today - not by whichever tenant called loudest.

Risk you can see before it bills you

Risk scores and their contributing factors point at the aging water heater and the attic that never dries, so the work lands in a capital plan instead of an emergency invoice.

Something to hand the board

Downloadable reports on incidents, telemetry and risk over any period. The case for the management fee, written by the data rather than by you.

A service you can put on the invoice

Monitoring is something owners understand and will pay for. It attaches to the management agreement as a line item, not as a favour.

How it works

Our technicians do the install. You do not become an IoT company.

We walk the buildings

Which units, which mechanical rooms, where the supply valves are, what is already failing.

We install

Certified installers place the sensors and valves. Your staff do not touch a device.

Your team gets access

Each manager signs in with their own login, scoped to the clients they actually handle.

You stop finding out last

Incidents reach you as they happen, with the zone, the readings and the action taken.

Built for a portfolio, not a house

Every management company gets its own area of the Flud platform, scoped to the clients it manages. Your team signs in with their own logins and roles.

Illustration of the Flud Property Management Panel dashboard: a navigation rail listing Dashboard, Clients, Risk Score, Risk Intelligence, Telemetry, Analytics, Weather, Reports, Billing and Documents, Members and Settings; four figures across the top - clients, properties, devices online and active incidents; a client portfolio list sorted by open alerts; a recent critical alerts list; and a water incident notification. Sample data.

Devices, properties and client accounts are provisioned by Flud operators, not self-served. That is deliberate: it keeps what the panel shows tied to what was actually installed on site.

Start with one building

Pick the property that worries you most and we will scope it. No commitment on the rest of the portfolio - currently installing in Kitchener-Waterloo, ON.
